Selling your home quickly is about creating broad buyer appeal so preparing your house for market goes well beyond just making the beds and washing the dirty dishes. The home selling market is competitive and if you want the shortest time possible on the market there are things that you can do to help speed up the process.

Do Repairs

Doing repairs before resale can boost chances of quickly selling.  A property that is not clean or well maintained is a red flag for home buyers. Take the time to replace that old carpeting, update aging appliances, complete cosmetic upgrades, and make any other home improvements that will make your home welcoming and show buyers that it has been well cared for.

Quality Listing Photos

So many buyers look for homes online these days that you’ll be doing yourself a real disservice if you don’t have quality listing  photos that showcase your home’s best assets.

The more “stuff” of yours a prospective buyers sees, the less they can envision themselves in the home. Counters need to be cleared, family photos taken off the walls, personal collections removed, and closets should be organized and uncrowded. Leave just enough decoration to give buyers the feeling of a furnished home.

Create a Welcoming Environment

You want the buyer to be able to imagine themselves owning the home and the longer they stay, the more able they are to that. Give the potential home buyer a reason to linger.

  • Leave the house. The buyer won’t talk about the house in front of you or open doors with you standing there.
  • If it’s cold enough to wear a sweater to stay warm, turn on the heat, if it’s warm outside, turn on the air conditioning.
  • Light a fire in the fireplace.
  • Turn on soft music.
  • Turn on every light in the house, including appliance lights and closet lights.

Prepare to be Accommodating

If someone wants to view your house, you’ll need to be accommodating -  even though it may, at times, be an inconvenience for you. It’s a lot of work to clean and declutter the house before every single visit, but as a buyers first time visiting your home, they won’t care if your house was clean last week if it isn’t clean when they are viewing  it.

Remove Yourself Emotionally

Homes hold treasured memories, however, once you decide to sell your home, it is best to remove yourself from the emotional aspects of your home and your life here and begin thinking of yourself as a businessperson and a homeseller rather than as the home’s owner.
